Mortgage down payment programs
Determining the most affordable home financing options for your needs can be confusing and overwhelming, especially for a first-time home buyer. This can make living your life a little more difficult. That’s why we offer affordable down payment assistance programs to eligible borrowers.
Equity Builder Program (EBP)
Awarded by the Federal Home Loan Bank of Boston, the EBP is a grant program for households earning no more than 80 percent of the area median income, as determined and published annually by the U.S. Department of Housing and Urban Development (HUD). Grant funds are available first-come, first served.
Housing Our Workforce (HOW)
Housing Our Workforce Program (HOW) is awarded by the Federal Home Loan Bank of Boston. The HOW program is a grant for households earning more than 80% and less than or equal to 120% of the area median income as published annually by the US Department of Housing and Urban Development (HUD). This grant offers 10% of the sales price or up to $25,000 (lesser of the two) of down payment assistance per household. This program can be paired with other grants and/or down payment assistance programs. Grant funds are available first-come, first served.
Lift Up Homeownership (LUH)
Lift Up Homeownership is a grant of up to $50,000, funded by Federal Home Loan Bank of Boston. This program is dedicated to bridging the racial homeownership gap. In order to be eligible, the homebuyer must self-certify as a person of color and must be a first-time homebuyer. Homebuyers must earn 120% or less of the HUD Area Median Income in order to become eligible. Grant funds are available first-come, first served.
Advantage is an additional Maine State Housing Authority down payment assistance program. The Advantage Grant is typically used for down payment and closing costs as well as prepaid escrow expenses. Each household is allowed up to $5,000. Homebuyers are obligated to complete a First Time Homebuyer education course through an approved agency. Additionally, there is a borrower contribution requirement of 1% of the loan amount.
New Hampshire Housing Finance Authority (NHHFA) Cash Assistance
NHHFA offers a first-time homebuyer product, making $10,000 in cash assistance available to eligible borrowers to be used towards the borrower’s down payment and closing costs. The borrowers are required to complete First Time Homebuyer education. In addition, there is a minimum FICO score requirement of 620.
